See if you can get this from Amazon in Canada. You would have to re-spray after it rains, but it may move them along to someone else's yard.
Inspect the yard and your building very carefully. Raccoons only hang around for food and shelter. If there is no food source visible, check the house, roof, etc. for intrusions. They start nesting when weather gets colder and will tear a hole into an attic to den up for the winter.
If you can't remove the traps, maybe spray them with something noxious so poor kitties and critters do not go near them? Points if you use Eau du Skunk. I'm a petty, nasty thing when someone threatens my kitties. Hope you get yours back!
I've used these Biocide Systems 3220 Room Shocker Odor Eliminator and they work great. Just do not use them around pets. It takes a while before you can enter the room again, but it works and I think it's worth it.

I used that to clear the smell out of the room after i cleaned it up. It worked well. Only downside is you have to keep the room dark and stay out of the room for a few hours/a day, while it works.
As for the price - do you plan on hiring anyone to clean/fix anything? if so try to get a quote on that before you agree to anything. I would also have the house inspected for any bug infestation. People who live like that tend to attract roaches and whatnot.
If you REALLY hate someone, pour skunk scent down their windshield and it'll make it into the AC vents. It works, I can't tell you how I know, but it works.

Used to work in the hunting industry in Texas, and this is a pretty common occurrence with Jeep's/Mercedes (No clue why those two.)

Trust me, works like you wouldn't believe. Stick it a corner of your engine bay away from anything hot, up high, and re-spray it once every few weeks.

i've only used this once and it was to deodorize a room that was very stuff from having old food and pot smoke in it. But it worked very well for that. Using these and/removing rugs/repainting should do the trick i think. You do however have to let these sit at least 4 hours (we let it go for 24 hours) and you can't be in the room while it's working
Wolf urine smells terrible and keeps scavangers away. If it's spread around the practice space, it will hopefully scare away those shitty band members. It will also make sure their band stinks.

Patch the wall holes by cutting out the drywall into a good clean edged square, stuff the gap with steel wool soaked in bear/wolf urine and them slide a piece of hardware cloth in with a string attached to you can slip it in the hole and pull it tight against the edges. Inject expanding foam to secure the hardware cloth and then patch with drywall sections or spackle. Paint over.
You can put poison bait inside the walls as well, simply put them in the hole before you seal it up.
If you suspect this thing is 'evil', salt and sage are cheap, and having the local priest come slosh Holy Water around is a phone call away.
If it's some sort of 'cryptid', then to hell with it, leave bowls of antifreeze in the holes/crawlspaces inside and let it die.
Patch the roof as soon as possible and have someone check the insulation. Mold is easily killed with Listerine, bleach, or isopropyl.
There is a product called TXC or something like that, starts with a T. You basically scrub or mop the walls with it. Not sure how well it works after paint has been applied over smoke tar. Sorry, I'm on mobile, hard to look up.

Apparently it only works if you totally remove source of odor, then block of all sunlight, and room has to be warmer than 50 degrees.
