It’s $30 cheaper and appears to be a very similar design, but is also a bit narrower, as 12 feet wide seems a bit cumbersome and overkill when it’s just two people, as opposed to 10 feet for the Evanston
I have this one and I think it fits everything you want except it might be too big for diapered camping.

I believe it was under $200CAD when I bought it, so you may want to see if they have a new model or wait for it to go on sale.
She is not much of a camping enthusiast, so this is a great option for her. The screen room is a great buffer for bugs and dirt, and there is mesh on the bottom front of the screen room so you can easily sweep away any dirt you track in there. It’s also big enough for a queen sized air mattress and plenty of gear.
EDIT: Just checked and I paid $173CAD plus tax, so I wouldn’t suggest paying $60 more for this tent than what it previously cost. $173 was a great deal IMO.
