That book isn't about actually making real connections or forming relationships though, it's about being a showman and putting on an act to increase your influence on people. It's literally a book on how to get people to do what you want while being the charming guy smiling at them. a lot of the tips in there would just come off so fake looking and scripted if you were to use them in real settings.
And it's not a bad book if that's what you want to gain from it. As far as an alternative I don't have any but I can give you a similar book called "The art of closing any deal" by James Pickens.

It's basically Glengarry Glenn Ross and HtWFaIP smashed together but without the sugarcoating and the feigning concern for things you don't really care about.
