I have tried had kombucha before but never drank it regularly as medicine, I will also try to substitute sugar with xylitol and I'll come back and give an update in a few weeks.

Have you tried to airproof the door? You could always buy tape and put it around the edges, this would stop airflow. And, at the bottom try putting a towel/cloth, or maybe buy a draft stopper. (Note, this is assuming the door is the only place that allows airflow from your room to the hallway or any other room.) I've been living in a dorm for the past year, so I have experience with this issue. I have weather stripping on my door and I put up drop cloth around the door as further protection. If you're going to be staying there a while maybe try the weather stripping that way you don't have to keep putting up and removing the tape.
