Only $6,200 for a van with 22k miles is a great deal in itself. But I wouldn't want to tear all of that out.

For those too lazy to click link: former FBI surveillance van.
I know a honda odyssey works very well. You can take out the middle seats and the last row folds perfectly flat. Never used a Sienna, so I wouldn't know, but I would make sure it does something similar. After that, you can just buy a 4 inch mattress of amazon and cut it to fit exactly in the back, and you're set :)
I stand by this one, it's also very useful that it folds https://www.amazon.com/gp/product/B00ENUIMDK/ref=ppx_yo_dt_b_search_asin_title?ie=UTF8&psc=1
A minivan has A LOT of storage spaces and little features throughout, make sure you test them all before buying, rear windows opening and closing is very important, for example. Make sure the seats operate seamlessly, it's crucial when sleeping in it.
Other than that...I think you can negotiate on price, it seems a little high, but maybe it's because of the pandemic higher prices on used cars across the board.

2018 Ford Transit 150
Bought at CarMax in May 2019. Plans to convert it for van living fell through, sadly. No longer need it.
CarMax asking for $28,000 for same model: https://www.carmax.com/car/18750376
$23,000 OBO, no trades
Its 75inches. Here is the link! https://www.amazon.com/Milliard-Folding-Mattress-Ultra-Washable/dp/B00W67PAPK The width where your head would be is smaller because I had to cut the sides so that it would fold up smoothly when you lift up the back to cook.
It is! I got it off Amazon, here’s the link but it looks like the product changed. It's now listed in NC. I stumbled upon it today and remembered your post.
I am not mechanically inclined, but I'm looking to buy a van that I can renovate or hire someone to make modifications too. I'd want to remove the seats in this van to make more living space to add solar, toilet, kitchen space, etc.
Is this a good price? I'm looking for EASY, low maintenance.

The biggest concern I have is a gas on the back sliding door. Is that just superficial?
Description:
2005 Dodge Sprinter van (Mercedes makes everything but the Dodge badge). It has 195,xxx miles and runs perfectly. 5 cylinder diesel engine. These engines last forever, and service vehicles regularly see over 500,000. I am the second owner and the first owner was a family (this van was NOT used commercially). Just redid the transmission and had a service on turbo, rear AC, and had all glow plugs replaced. This thing is ready for the next 200,000 miles!
Entire van was gutted, insulated (including the floor), and had new upholstry put in (with additional padding). Also has built in queen size bed in the back with 3-5 ft. drawers underneath and a 5 ft. cooler that holds ice for about a week. Also has a backup camera, aftermarket stereo, speakers, and LED reading lights throughout. Ready for your next adventure!
Here's one in NJ, not too far from Lancaster, 80k miles for $12k:

At quick glance I didn't notice the interior pics on this, my bad... that definitely helps justify the price, but I do still think that's a risky amount of mileage. I mostly say this because I've seen lower mileage fairly often in that range. Could be worth checking out with a mechanic though if you feel strongly about it and aren't too far away. The interior is a big bonus.
So something like this T1N here with 274k miles could potentially still have a lot of life, but obviously it depends on how it was used? I guess I’m just skeptical of such high mileage since I’m used to gas vehicles and not diesel and I’d be afraid that maintenance for it would end up costing more than the Nissan. May I ask what the biggest expenses have been for maintaining your Sprinter?
I know that you’ve referenced that you’d wished that you had a Nissan vs Sprinter on two of your posts - Was it primarily the price range and the fact that you wouldn’t need to full time in it anyway that was the deterrent to getting a Nissan? But if money were no object, the Nissan seems to be the most capable for your use?
Apologies if links aren't allowed. I'm becoming the change I want to see and I wanted to see this offer.

Full Size Chevrolet G20 Conversion Van
Artie Grindle Tropic Traveler
Price is Firm, no lowballs. Serious, Local Buyers, cash in person only.
Clean Title. I have owned this Van since about 2004
Runs Good, Air Conditioning A/C Works.
255,000 on the vehicle, Engine was rebuilt at 100,000 miles by the original owner who was a mechanic.
Jasper Transmission was installed in 2006
Very comfortable and clean inside
Perfect for Van Dwellers, Easy to close the shades and no one can see inside while you sleep. The back seat lays down into a very comfortable bed
Has an Analog TV, DVD Player, VHS player Full size Spare tire on the back
Radio does not work, I think it's just a simple short as it worked previously and one day just lost power.
blinkers do not work, probably just a fuse
Back door does not unlock, door just seems to be stuck, I do hear the lock turn each way when I put in the key
Bike Rack on the back can hold 3 bikes.
Has a small issue shifting from 1st to 2nd gear but if you let off the gas for a second and then press back down it shifts fine, I believe it's a step down linkage issue.
Needs a little TLC here and there but overall a great vehicle
What part isn't securing? Our toilet is on a slide. the Slide has a latch that keeps it from sliding out under braking. The toilet itself sits on gel sticky pads and is super secure.

I use one of the 7gallon containers for my shower supply. It easily gives us a couple of showers. Since the supply is constrained having a limited tub would work ok.
I'd worry more about spilling the tub after the shower. Now you have a heavy awkward tub of water in your van.
This is the mattress I ordered after seeing in a minivan conversion video. I have a low rise cot of the same dimensions as this mattress.
