I tried it too but then I moved to Blocs. You can now create custom WP templates.
Blocs however works only on MacOS but it makes possible to create clean coded WP themes based on Bootstrap, Foundation or Tailwind CSS.
I used it to create the front end, then I add ACF to it (when the budget for the project is too low).
I think the main question here is whether you are a true developer, or a home user wanting to just throw together a decent-looking site.
If you are someone who knows programming, and needs to be able to customise the CMS with specific features and functionality, while still delivering a secure and maintainable solution, then IMHO you can’t go past Kirby - by far the most well-architected CMS I’ve ever come across.
Like Grav, it’s a flat-file CMS by default, but if needed, can connect to a database. It also works as a headless CMS, is infinitely extendable, has an amazingly active and supportive community, and awesome developer support.
If you are an amateur who just wants to put together a pretty site, then honestly a CMS might not even be the best solution. There are desktop apps you can get that will allow you to build your own site - often using pre-defined template blocks - that might allow you to build pages visually and without any coding, like:

If you don't want to spend lot of front end time for any reason whatsoever, use a "Bootstrap builder".
there are many available, some free others with license, it's a breeze to grab & integrate the delivered code with Django in back end while getting a nice visual touch on your websites (beyond the Bootstrap basics).
You just have to point the CDN addresses, indeed to get your front end code functionnal.
I personnally use https://blocsapp.com/ (Mac) for that purpose.
Does your grandfather need his website to be integrated with any type of MLS listing database? I would think this would be the most tricky part...
If you just want to build something your grandfather can update on his own, consider going with a simple drag and drop app. I just finished building a website for my grandma, she sells handmade crafts :) Check out the free trials from Coffeecup, Wolf and Blocs I tried a bunch of different ones, these are my favs...
