Can't you provide any troubleshooting info about that WiFi access point?
You could use an app like WiFiAnalyzer available on both Play Store & F-Droid for example.
Besides taking a screenshot of it, it has an Export function.
If OP has an Android phone, there's WiFiAnalyzer (open source/free, available on the Google Play store or on F-Droid). It can generate detailed graphs like this on both 2.4GHz and 5GHz networks so you can see how much congestion there is with neighbors' wireless APs talking over each other.

Yeah. Placement of the router and extender makes a huge difference.
Not just which room, but what it's going through and also how high up you place it... just because the top half of a room is generally empty... also, since your granny flat is a separate building, getting the booster by a window facing it would help. (outside walls are a lot denser/thicker)
Otherwise you can get huge improvement by changing the channel of the router, depending on neighbors.

Best speed will be if you can get granny on 5ghz(wifi not phone)... but that works less of distance that the ol' 2.4ghz

Also besides trying 2.4 GHz, try to check for interference from other electronics or your neighbor's wifi - see if your phone's wifi works ok at that same spot, and if you have android use wifianalyzer ( https://vremsoftwaredevelopment.github.io/WiFiAnalyzer/ ) or similar.
