Affinity.
I had the oncourse learning book which was provided to me and “pass the mortgage loan originator test” which I bought on Amazon. The oncourse learning book was very in-depth but the Amazon book was an easy read and great refresher right before test.
You need to complete the 20 hour NMLS exam first before you can do any additional states. I’m not trying to be a dick, but if the NMLS instructions are too challenging this is going to be a really hard test to pass. This link seems to help a little but it’s still directed to the NMLS page.

You’re going to need some education courses before you attempt the test. It should tell you in there. Oncourse does them. Test I think it’s like $100 a pop. You can’t take it more than three times in three months and a month in between each try. Then there’s a six month cool down between your next set of three. I used the affinity courses as follow up study material.
Either way study hard, take practice tests but rely on your book knowledge don’t study the practice tests. The actual test will use way different verbiage than your practice tests. I found this book to be useful.

But why? I’m curious. What’s the game plan? Is your boss trying to set up a brokerage? What’s the payoff for the effort?

I read this book cover to cover twice. Highlighting major points and really soaking in the content. This book, along with compucram were huge in helping me pass the exam. Good luck! You can't study enough for this exam.

These are the best headset I have used. I don’t use my iPhone for work, if I need to take a call on it I use the AirPods.

Read this book, it will teach you how to craft your own scripts which is much more valuable than getting a single opening script from someone else's experience.
Passed my first time, I recommend the Patricia O'Connor The SAFE Mortgage Loan Originator National Exam Study Guide: Second Edition
There are bulleted points and practice tests.
Get this book
Read it front to back, then go through and study every chapter. Make sure you can differentiate the different laws and what their purpose is. The rest is pretty easy to get down. I studied a chapter a day the 8 days leading up to my test and passed on my 1st attempt. Take it seriously though it is a hard test so over prepare. And good luck!!
