Hard to say for you personally without a little more info. Learn to look for opportunity and think about business. Walk around your city, look at what kind of stores are there.
Imagine what it's like to own/run those businesses, how much money they make.

You can create a subscription website using Wordpress and WooCommerce with some very basic programming knowledge.
Once you have a website, use an email marketing platform like ActiveCampaign to build an email list and send a weekly blog post / promotions on your content. Sell what you know. Give a lot of it away for free so people can see that you know what you're talking about. Offer a guarantee that says anyone who buys your information can return it for a full refund if they don't like it.
If I'm understanding you correctly then ActiveCampaign has person-centric tracking that can tell you which of your contacts visited what page. And it's £9 per month!

Sending follow up emails are known as drip campaigns. You can do this with almost any email provider. The user receives the first email when they sign and a sequence of emails are sent at whatever interval you choose.
I wouldn't unsubscribe users if they don't like your app. You want to segment them into a second email list. Use their feedback to improve your app.
You can do this with MailChimp but I think ActiveCampaign or GetDrip may be a better solution.
IF you really want an IFTTT solution, you are going to want a solution such as InfusionSoft. These providers aren't cheap but they aren't super expensive either. You can figure on a minimum of 5K for setup and implementation.
First thing I would do is make sure you have a LinkedIn profile and start building your network. Facebook also seems to work very well for realtors.
Email is a good strategy but my inbox is more crowded than my mailbox. I would consider direct response marketing via snail mail.
Landscapers, home improvement, painters and flooring contractors are often the first to know that a property is about to hit the market. Network with these people and offer them bounties for leads. Use these leads for your direct response marketing. Use a three (oversized) postcard sequence and then follow up with a longform sales letter.
On a more morbid note, obituaries are also a great source of leads. You will also want to connect with as many estate attorneys as possible.
I would also start a blog as soon as possible. A simple WordPress site is all you need. Once you have properties, use landing pages to showcase them. MLS sites are terrible. There is way too much unnecessary information on them. The images are way too small and too much information only confuses buyers. Post and blog about home improvements, gardening etc. Occasionally post about buying and selling properties. You will also want to post about local events. This will aid in creating a local SEO strategy.
You will also want to create a lead magnet so that you can begin to develop your own mailing list. This can be as simple as a PDF that tells sellers how to stage their property. You will offer the download in exchange for their email address.
Before you buy or exchange an email list, you'll need to create an email sequence. Sending out random emails just doesn't work. Set up an account with an email service. I really like Active Campaign but any of the major services will work. Set up an email drip sequence and segment your list into buyers, sellers and warm and cold leads.
This. Unless you are very demanding to your users that everything be opened as a ticket and not sent to you as an email, you will spend your time opening tickets for emails and thus duplicating work. Most small companies aren't going to take kindly to "Did you open a ticket? No? You need to open a ticket."
Having a ticket system that accepts emails and turns them into tickets is a big plus. You can just use something like "" and tell everyone to email that.
I like SupportTrio for my ticket system. Its really cheap for a single admin. Like $99 for a year.
I can definitely see the value of it. The bot can keep the visitor engaged, make timely recommendations and ask the right questions (depending on how intelligent the bot is). Sort of like the "Site Messaging" app from ActiveCampaign. http://www.activecampaign.com/messaging/

AC and CK have very similar features. I would say AC has many more capabilities, but those capabilities aren't necessarily relevant to your particular business profile.

I'm no expert at all but I know that a lot of my customers have been using Hootsuite for those purposes. I also attended a seminar with their CEO in January and they spoke briefly about Hootsuite as a CRM. A quick visit to Google told me that http://www.activecampaign.com/ has a "forever free" option and that it is being marketed as a cheap alternative to Hubspot.
