Honestly, that sort of attitude doesn't merit a response but 10 seconds of googling revealed this is nothing to do with Blender: it's a Blend4Web restriction. https://www.blend4web.com/en/forums/topic/213/
Okay, that unfortunately isn't actually helpful in my specific case. Great for foliage and stuff still, but I needed to offset my normals by a certain amount, which it can't do.
However, I found https://www.blend4web.com/en/article/131/ -it has a normal editor that lets you copy normals from a different mesh, and that worked for me.

But many just use Unity, Unreal, or other VR engine.

It's a separate product to Blender, made by a different organisation. One of the wonders of open source!
I would say check out blend4web since you are already using blender. It's a web framework for publishing interactive 3d content from blender and supports touch. From there you could load it into a browser or roll it into a electron app. Would probably be relatively simple to map some shape keys or keyframes to hotkeys in B4W and then trigger those with the door switches or check out the api. As for the poly count on your model, optimized would always be better but you would just need to do some trial and error since there are a lot of factors.

With blend4web it's just a simple export from blender to create a webgl html file.
"Downside" of blend3Web is the license I guess. The free version of blend4Web is gpl and includes parts of itself in the html code generated..meaning...everything you create with the free version of blend4web must be gpl compatible and can be freely shared by others...I heard artists are not as tolerant as programmers in that topic. A commercial license is available as well though that doesn't have the requirement that your webfiles must be shareable.
