Disclaimer: I work at Drip. But if you want lead scoring, A/B testing, segmentation, and integrations with other apps, I think Drip is your choice. Our UI is easier than MailChimp and Campaign Monitor--and we have 90% of the features of Marketo or Infusionsoft, without the crazy pricing and clunky UI.

Multi column data is something worth considering just because people often have more than one metric they want to display. It's particularly useful for an interactive map. If you're interesting in following to see when that comes along, you can sign up on the mailing list for the tool.

There are examples of email marketing automation tools that have been bootstrapped (https://www.getdrip.com/ is one that comes to mind).
Just because MailChimp is making a lot of money doesn't mean that every other player in the market is too. I'd focus on your launch, finding a market that wants your product and achieving product/market. That could take you 12-18 months. Once that's sorted out then it should be easy to find money to scale.

Its really nice actually. Definitely a market for that type of thing out there, but unless you really know what you are doing, probably best to use something that already exists...

Many Ontario landlords already use this American database as part of their screening.
Download a sample report and check it out. (Weird URL but that's what's linked from Naborly's website for their sample report.) Most of the information that goes into the database is just the previous landlord's word. They're creating a 'tenant profile' on you that rates you on:
- property damage (how is this assessed?)
- length of tenancy (for many landlords, 'long term tenants' are undesirable)
- 'pet liability'
They'll also mine your public social media info.
Haven't used it but I'm aware of it and I would avoid it if you can. Once you consent, your personal information will be in this American company's tenant database forever. Not to mention, landlords can add their own 'reports' about you with no oversight.

Technically, you'd be consenting to the information collection. But what they're collecting goes beyond what the Privacy Commissioner of Canada outlines as appropriate in the landlord-tenant relationship.
Personally, I would be honest and provide a credit check and proof of income to alleviate the landlord's concerns but be honest about not being comfortable in my data being collected this way.
What you're looking for is not really email marketing, its marketing automation, which is more expensive. Since you are thinking around $50, try Drip where $49 gets you up to 2,500 contacts.
