This is the all trails details for the path. You take 132 West, south on river road, and East again on Dairy through an almond orchard- then there will be a gate and a parking lot behind that on the right side.

These maps are 5g AND 4g. 5g has a range of only 500m meaning a 5g antenna, they're smaller, need to be installed every block or so. Right now it looks like Modesto has it along 99 and that's about it

The Arris Surfboard line of modems are reliable, gigabit capable, and can be bought for around $100. I've had Comcast since I moved in to my home about 4 years ago and have had single-digit number of downtimes since then.

It could also be your router, and that surfboard modem does not have its own router (or wifi) capabilities in it, so you'd either want to get a new router, or consider replacing the one you have now. It's harder to recommend a single router there, but I've installed around 50 Linksys EA7200 routers recently and I haven't had any issues with them yet.
