It's only free when on TV because the cable network has exclusive rights to the broadcast. When watching on TV, you're subjected to commercials which pay for the broadcast. Once it's over, you can watch it on Fight Pass without any restrictions. PPV's are free usually after 1 month from the fight but you still need to purchase the PPV if you want to watch it in real time.
To get around this, I use NordVPN and select a country that doesn't have a deal with the UFC like Japan or Korea. It's like $3-4/month and I use it for Torrents and getting around other regional locks.

Do yourself a favour, purchase FightPass and a VPN service like NordVPN. The combined costs are less than BT sport and you can use it for future fights. You do need to still purchase the PPV via FightPass but that's not an issue as you need to purchase it anyway. You can also watch previous UFC PPV's which is included in FightPass so it's worth it.
A VPN will work well enough to get round the regional blackout. I've used NordVPN multiple times to watch UFC fights and other live sports events. Surely, pretty much any VPN will suffice (ExpressVPN, PIA, VyprVPN and etc.). Personally, it does not interfere with the content quality. Just be sure to launch the VPN before launching the website

I've used a couple of different ones and haven't noticed any difference. Only thing you should consider for this kind of basic use is price / how many devices you can use at the same time / server locations. I'm currently using CyberGhost and OP seems to have SurfShark. They both have UAE server for example.

OpenVPN Manager is just a VPN Connection tool, cause Kodi doesn´t have native apps for any VPNs that I know of.

The streams are sublime 99% of the time. The service I use (Apollo Group TV) has a 10 day free trial you can use before you gave to buy. Just go to this siteand fill out your phone and email information, they'll text you a verification code that'll you'll have to type into the box within 30 seconds, then they'll email you your randomly generated password. You'll have to copy that password and use it to log into the website on a browser or the account won't be active.
Once the account is active you can then download the Startup Show which is available on Android and iOS devices. To log into that app you'll have to copy then long M3U code that was emailed to you along with your password and paste that into the first box, leave the second box empty and hit "download" (which just means login I guess), and then you're in.
You can cast anything from that app to a cast enabled device, or better yet install the app directly to your smart TV or cast device if it also has the Google Play Store. I have to rely on context as the comment was deleted. Use a VPN if you have it when at work if you are going to be somewhere that even has the potential for NSFW content. You can still use the work WiFi, but at least have the VPN turned on. For example, I use ExpressVPN which has the option to automatically turn the VPN on when using certain networks just so I don't have to think about it.

I was using Unlocator to purchase and watch UFC 196. That didn't go too well. Started getting error 403 when the event started. Had to stop using Unlocator DNS servers and then the feed worked. Looks like Fight Pass is fighting against DNS proxies just like Netflix.
