But! What I did is went out and bought a 24V Plug in Transformer and ran the cord to my doorbell and caped off the regular doorbell wires. Now with straight 24V power the thing works like a dream

Looks to me like they’ve just rebranded the old Santala Desk Lamp. There are some differences but the basic design and specs seem the same.
I realize it is not proper to recommend someone purchase a solution to their problem but everything I read about Chamberlain’s solution was expensive (depending your opener) and/or problematic.
So I purchased this Meross HomeKit solution and it has been trouble free. The only issue I had was during the first week before a firmware update when the status was not accurate (showing open when closed). After the update I have not experienced one issue. Additionally when my garage door was inoperable (failed tension cable) it correctly showed the status as “obstructed”.
Please understand the Meross solution isn’t as “clean” because Chamberlain has introduced some method of authentication (encryption) between the wired (not wireless, wired) internal switch and the actual opener. To overcome this Meross will send you a replacement wireless opener that will connect to the device and activate the garage when you interact with it using HomeKit.

If you are going to be using more than one light, the Lutron may be better. But if you are only using one light, try the Legrand, as it's cheaper, and see how well it works.
I’m pleased with it. However it came with a small dent on one of the side rails. If I was using it for a client/professional environment I would have sent it back. Also the back panel doesn’t come off, making the mounting a little headache. (Only the side panels come off.)
And just throwing this out there. You may notice a 1U panel a guy on Etsy custom made for me. The panel holds an ATV 4K, Lutron hub, and RasPi.

Non-contact voltage tester is extremely handy. You only need to get it near the wire to see if it's live or not. Highly recommended.
Not directly 5.1, but super cheap. Get some old Airport A1392 routers off ebay ($50-$75) and flash them with the latest firmware to support Airplay 2. Then hook their TOSLINK audio out to a capable amplifier. Here's one for for 36 bux. EDIT: Actually that amplifier may just do TOSLINK output.
So this might not be the cheapest solution, but you could get the Aqara hub ($49 amazon link) and then purchase the Aqara Smart button ($18 Amazon) and set it up to play a sound through the hub when pressed.
If you get the Aqara hub you can get a number of other smart sensors that can all be viewed in HomeKit.
Yeah, Dark Sky is excellent. If you have an iPhone I think you can still download the app. There's also has a web version. The plan seems to be to continue to fold Dark Sky into Apple Weather and then get rid of it as a separate product, so enjoy it while you can :-)

For lights, most people here use Lutron Caseta, iDevices, or Leviton light switches. Leviton has a checkered past as being unstable. A recent firmware update has corrected these issues, but some people still have problems. You should do a search, in this subreddit, for Leviton switches, to see what people are saying about them.
The HomeKit protocol doesn’t currently support TVs as a device type. Until Apple changes this there isn’t even a place for manufacturers to start. You can see a complete list of supported device types on the HomeKit page.
Definitely inside. I ran the wire up around the outside doorframe, drilled a hole in the upper corner, ran it down the wall on the inside doorframe, and to a plug in a closet right by the front door. I used the white peel and stick cord hiding raceway track from Lowe’s and putty to seal up the hole inside and outside. I also used a long 2” 6/32 screw to hold the weight of the transformer and smart plug into the electrical outlet.
I used regular 18/2 solid copper core bell wire. It’s cheap at Lowe’s or Home Depot. If the transformer dies, then you can replace it and use the same wiring.

You can attach a variety of things to an Aqara water sensor to create interesting automations.

Now, I get notified when it starts to rain and automatically close my garage if it's open. You can use it to turn off an Eve Aqua if it starts to rain while the Aqua is watering the lawn.

I've installed this in my neighbors house so that they know when the dog bowl's water is empty and when the water in their bathtub reaches a certain level (to prevent water spilling out of the tub and causing damage).

Agreed. Lutron Caseta are the absolute best way to integrate lights in HomeKit. Simple install. Reliable. Responsive.
By the way, what you are describing is called a 3-way light switch (I know its weird, because you have two switches — it has to do with the way the wiring works). I have dozens of Lutron Caseta dimmers in both three-way and four-way installations. This kit on amazon gives you both the main switch and a Pico remote for the second switch.
What is great about this is that inanition to giving you HomeKit control, the physical dimmers you install work to control the lights just like your current physical switches, which is handy both for you and your guests.

There are HomeKit switches that don’t require neutral wire (Lutron Caseta), but you’d have to widen electrical boxes for all those double gang switches to fit a traditional double gang..... or, get an electrician to run neutral to all those switches.
Here is another idea (expensive... but cheaper than running a neutral): use Hue lights (or any other hk light system) and attach hue switches to control the lights in a room or a scene. I’d turn on the wall switches you have and leave it that way, and control the lights with the hue switch that you could stick to a wall or any surface... best of both worlds... HomeKit and physical switches for the wife.

I use it, along with a door sensor, to turn a light in a closet on and off when the doors opens or shuts.
It’s a shame Amazon seems to no longer carry them. They were only $10 and worked great for places where you can’t or don’t want to use a smart bulb.

I couldn't find it, and I know this isn't exactly what you're looking for, but you can find a lot of really similar wallpapers and images on Unsplash. It's an awesome website full of really high end, copyright free photography that Apple even occasionally samples from. You might even be able to find that wallpaper on there, all though I couldn't. HASS = Home Assistant. https://home-assistant.io and /r/homeassistant ... It might look scary on the surface to set up but it is a SUPER sweet way to introduce a much broader array of home automation devices to your HomeKit setup, as well as to be able to set automation scenes that HomeKit just can't do yet.
Check out Apple’s list of supported devices. It helps show just how many types of devices there are which I believe is why there’s no one vendor that can do it all.
Regarding best brands, I’ll prioritize better reliability as long as it’s not too cost prohibitive. To me Lutron’s lighting stuff is rock solid and I’m extremely happy with their stuff. For cameras, based on comments in this sub I’ve avoided trying anything besides my Nest camera investments. I use Sterling Home Hub and agree with many people here that it’s awesome. My Ecobee thermostats have been very good. Finally for outlets, I’ve been using Eve and Meross. Both have been good.
At least one Ethernet run per room (I don't think I would bother with 6a, it is so thick and hard to manage, 5e is good enough, 6 is also good if not concerned with distance, but really I would go 5e - with 6/6a the install and equipment management is more cumbersome than it is worth).

Ethernet to location where you will want speakers (I know HomePods don't have Ethernet, I would still consider running the wire - you can even opt not to install the box externally, just have the wires in the wall next to the power)

Build a place for your data closet to live - your Internet fiber/coax feeds into, holds your router, switch, wi-fi base station, servers, bridges, etc - has good device and cable management and power.

Is this something that can be passed through HomeKit today? My Circle2s can't. So wondering if this will require additional support from the cameras or if this is from video analysis after the video is sent on from the camera.
Yep - just use homebridge with the ffmpeg-camera plugin all installed and running on a raspberry pi using the new HQ camera module, and you can get a reasonable 720p stream and add it to homekit. I’ve done this quite a few times with different combinations of pi hardware. However by the time you’ve bought: - the pi itself - the camera module - some sort of housing and mounting
You’ll have spent more money than buying an off the shelf homekit camera from Eufy for example. I just bought a whole load of these and they work great including HKSV - which you simply won’t get with a DIY approach at all.

Then you can buy a Winkhub for $50, and then get a cheap Linux device like a raspberry PI or old laptop with Ubuntu to run homebridge. You can then control normal z-wave Thermostats, and $15 Cree Z-wave light bulbs with Siri.
Don't get me wrong, I love native HomeKit devices. But they're expensive. They're worth it if you can buy them cheap
The only buttons that I'm aware of that work with LIFX bulbs are Flic buttons and Logi Pop buttons.

Leveraging IFTTT, you could likely get one of these to cycle colors.
I'm not aware of any smart button that will work in a Decora wall-plate.

Get a lock with built-in auto-unlock that includes a Bluetooth safeguard. Yale Assure SL with the August module has this. It uses both geofence and Bluetooth proximity, so you don't have to worry about false starts.
HomeKit geofencing is too broad to be securely used for auto-unlock.

The APs are Nano HD's from Ubiquiti - they are POE from my switch and do nothing themselves.

They use separate apps but once added to HomeKit they act exactly the same. I have automations that involve both the Mysas and the one Sinope and it’s works fine 100% of the time. One thing that has helped with this a little for me: replacing some outlets in my house with the kind of outlets that have USB-c or USB-A plugs in them, in addition to the normal two power receptacles. then just a skinny USB plug fits directly into the wall without the big power brick.
another solution is to get power strips that have rotate-able receptacles that might help to fit more plugs onto a single strip with the right geometry. and/or get power strips that have USB-C or USB-A plugs on it for the same reasons as listed above for outlets.

If you’re into setting up HomeBridge on a Raspberry Pi to get non-native HomeKit accessories into HomeKit, I’d suggest Govee. I use them at my house and they work great. Very inexpensive.

This isn’t a HomeKit product but it may work for you anyway. Totally automatic and a breeze to install. I have everything HomeKit in my house and added these for a bathroom and kitchen night light.
I’m with you, I wish there was but I think they’re all rectangles. There is a circle one by Skybell that apparently can be used with homebridge but I I don’t know anything about how good they are and the homebridge plug-ins seem kind of outdated. Probably stuck with rectangles unfortunately.
If you need to buy a new lightstrip, I would suggest getting the new Onvis K1: https://www.amazon.com/gp/product/B0924QJ6RR/ref=ppx_yo_dt_b_asin_title_o06_s00?ie=UTF8&psc=1 . With this lightstrip, you do not need to cut the end pieces if you do not want to. You can just disable the LEDs starting at the front and at the end of the light strip.
